What to Check Before Buying Industrial Property.

Industrial acquisitions are complex. These are the six factors that most determine whether a building works for your use — and what it will be worth when you sell.

Clear Height

Modern logistics and e-commerce users require 32–40 ft clear heights. Buildings with sub-24 ft clear are functionally obsolete for many users and trade at a discount. Know your minimum before you start.

Loading Configuration

Dock-level loading (typically 48"–52") is required for transport trucks. Grade-level doors suit smaller users and contractors. The ratio of dock to grade doors shapes the tenant/user pool — and therefore the exit value.

Power Supply

Assess existing power (amps, voltage, transformer capacity) against your intended use. Heavy manufacturing, data centre conversion and EV charging require significant electrical upgrades — budget accordingly.

Yard Depth & Configuration

A secured, paved yard with adequate trailer storage and truck circulation radius (typically 130 ft) is critical for logistics users. Tight yards eliminate a significant portion of the buyer pool at resale.

Environmental Status

Phase 1 Environmental Site Assessment is standard in every industrial acquisition. Phase 2 (soil and groundwater testing) is triggered by historical use. Never waive environmental conditions on industrial property.

Zoning & Permitted Uses

Employment, prestige industrial, light industrial and heavy industrial designations carry different permitted use restrictions. Confirm the permitted use covers your intended operation — and any foreseeable future operations.
